Once you’ve found a home that fits your needs, you can complete an online application through the property website by registering for the applicant portal. Each adult (18 years or older) who will be living in the apartment must submit a separate application and pay the applicable application fee.
You may be asked to provide:
- A valid government-issued photo ID
- Proof of income
- Employment information
- Residential history
You will also be asked to sign the property’s rental criteria and the release and consent to complete the screening process.
Yes. Application fees cover the cost of processing your application, including background and screening reports. Fees are non-refundable.
Income requirements vary by property. In general, applicants must demonstrate sufficient income to meet rental obligations. Income requirements can be found in the Rental Criteria for each property, which is part of the application and you can also contact the property for a copy.
Some properties may allow a qualified guarantor, depending on the property’s rental criteria and applicable laws.
A guarantor is someone who agrees to be financially responsible for the lease if the resident is unable to fulfill their obligations. Guarantors must meet the property’s qualification requirements and complete the application process.
Applications are reviewed based on criteria that may include:
- Income verification
- Credit history
- Rental history
- Background screening
- Occupancy standards
Each property follows its established rental criteria and applicable fair housing laws.
Most applications are processed within 1–3 business days. Processing times may vary depending on the completeness of the application and the time required to verify information.
Lack of rental history does not automatically disqualify an applicant. Additional documentation, a guarantor, or other qualifying factors may be considered based on the property’s rental criteria.
Every application is reviewed according to the property’s rental criteria. Depending on the circumstances, applicants may qualify with additional conditions, such as an additional deposit where permitted.
Many of our communities are pet friendly. Pet policies, breed restrictions, pet rent, and pet fees vary by property. Please review the community’s pet policy or contact the leasing office.
Move-in costs vary by community and may include:
- Prorated Rent or First month’s rent
- Pet fees
- Additional Security Deposit if applicable
Other applicable fees
Once approved, you’ll receive instructions to:
- Schedule your move-in date.
- Review and sign your lease.
- Set up utilities (if applicable).
